A New Record High in Home Values!

The numbers are in for Downey & Surrounding areas.  We hit a new record in home values.  The average sales price for Jan 2017 came in at $607,689.  It’s been almost 8 years since we’ve seen prices that high in the area.  Inventory plays a huge factor in this.  Only 879 homes came into the market in Jan.  There hasn’t been that low of inventory since

Home Values down in Oct but Cycle says Up

Home values took a big dive for the month of October compared to Sept.  Don’t be alarmed in any way though.  The point of this graph is to show that there is a cycle that has been consistently repeating itself for the past 4 years.  There is nothing that is taking place now that can cause any kind of immediate turn in the market for the worst.  Notice the word we used:  Immediate.  Of course real estate will always make shifts, however there is absolutely no way it can make a shift to levels that homes were selling at in 1950, or 1960.  You would agree with me on that I hope.  Many of you may know someone or at least heard a story of someone who bought a home in 1960 for $16,000 right? 

               The reasons we bring that up is to point to the benefit of owning real estate.  It may have a cycle of going up and down every 7 years but long term it always goes up.  To further the point, even though there was a $40,000 drop in average home prices from Sept to Oct, we are still up $41,000 year to date.  The average sales price for a Single family home in Downey and Surrounding areas was $559,438.  The average sales price for January of this year was $519,877.  It’s always interesting to see what takes place in the 4th quarter. As mentioned before, our most busiest time of the year is the 4th quarter.   It’s when all the serious buyers come out.   Think about it.  If you’re actually thinking of buying a home during the holidays (when most people tend to take a break from buying real estate), you’re going to get your pick of the litter.  Call us anytime.  We’d love to serve you…

Home Values up again going into Summer

We are now at the 2nd highest average sales price in the past 4 years.  June 2015 shows the highest point in the past 4 year at an average sales price of $561,968 which seems to be more of an abnormal spike in prices.  Looking at the big picture though, we can see the consistent upward trend being displayed on the graph.  Year to date we are already at a 5% increase in average sales prices.  Let’s zoom out a little more… January of 2012 to date we are at a 39.3% increase in average sales prices! 


The market is definitely moving and right now we hit the summer months which theoretically is the most ideal time for families to make a move.  The demand for homes is still astronomically high in Downey and surrounding areas like Bellflower, Norwalk, Lakewood, Paramount and even South Gate and Huntington Park. We are seeing a lot of people upgrading to better areas and neighborhoods because now is the perfect time for sellers to take advantage of that 40% increase in their equity as mentioned above. 


We are seeing homeowners that purchased in 2010 who have grown their equity past the 40% mark wanting to make a move.  With Britain making their exit from the European Union and with the election around the corner we don’t think there will be any drastic changes in interest rates at least through the summer so if you are looking to buy or sell, there truly couldn’t be a better time!  Take advantage of the low interest rates.  Sellers make use of the equity to upgrade… If you’re a seller you can even downsize buy something smaller, less expensive than the home you own and pocket the majority of your equity.  It really is a great time in the market.

What's going to happen to home values this summer?

Let’s take a look at trends to try and determine where the market is headed this summer in Downey and surrounding cities…  The first graph is the classic inventory diagram.  It shows active vs. sold Listings.  The graph shows inventory near record lows.  Only 1,427 properties entered the market in April and that is only 2nd to the month of Jan 2016 where only 1400 homes came active into the market.  Just to put things in perspective, in May of 2012 a little over 2,700 homes came active into the market.  Housing inventory is at extreme lows right now and that leads us to question where home values are going to end up in the near future.

Summer is right around the corner and we’ve already spoke to many home owners who have specifically told us that they are waiting for the school year to end to put their home up on the market.  We are expecting an extremely busy summer and with home values at 4 year highs and interest rates still in the 3% range for a 30 year fixed we can’t help but see the market go up higher in the near future. 

If you look at the 2nd graph you clearly notice the upward trend.  Average sales prices for the month of April came in at $529,129 slightly lower than the previous month but when looking at the past 4 years, hardly a dent.  Summer is coming and as mentioned above we believe it’s going to be a fairly active one in our market area… We’d love to hear from you and answer any questions … Call us anytime…

Values going up in Summer - Our Take on that...

Home values almost hitting record highs and we know why…  Listings are a dime a dozen in today’s market.  There definitely are some frustrated buyers out there because by the time a buyer sees a property online that’s for sale, you can bet that there will already be full price offers on it.  We are hitting record highs in home values since the “Bubble Burst” back in 2007 but we are hitting record lows in listings for sale.  Last month only 1,308 single family residences hit the market in South East Los Angeles including, Downey and surrounding areas, compared to 2,585 homes hitting the market for sale 4 years ago at this time.  That’s about a 49% drop in listings hitting the market.  That drop in inventory plays a huge factor why home values are as high as they are.  
 
 
This summer is going to one to watch.  From one year ago to date the average sales price was $547,112, but last June was a peak with an average sales price of $567,015.  If we take the average over the year showing an overall increase of 7% from one year ago, could it be that this June will show another record spike?  Applying the 7% increase for the year in home values to the $567,015 average sales price would give us an average of $606,706!!!  We would break the $600K mark which hasn’t happened in almost a decade.  It seems that we are going to have a HOT summer market.  Let us know how we can help you!
