Jan/Feb 2013 Local Market News-Value on the rise

As expected home values have been climbing and the upward trend seems to be continuing. Being that we are at the start of the year and being that there is a very low supply of homes we don’t see home values going anywhere but up from here. The average sales price in Downey and Surrounding areas for the month of December came in at $322,429. We haven’t seen a value close to that since April of 2011. April of 2011 was a really weird month because values for some reason sky rocketed that month and there was no trend to support that huge jump in values. So if we look a little further back at a month where there was a consistent trend supporting home values, last month’s average sales price hasn’t been seen since September of 2010.

So we have most definitely reached a point in home values today that has shown a comeback from that dreaded “Bubble Burst.” Analyzing the trends from the graph above, all signs are pointing to values approaching that resistance point of $326,000-$328,000. If we surpass that resistance point, odds are that values will continue to rise throughout the rest of 2013 and possibly going into 2014. With rates still in the 3% mark, It’s a no brainer that if you have the ability to take advantage of buying a home in this market you need to go for it!
