Home Values Could potentially be climbing at Least Another 6% in the coming months!

We are officially in the final quarter of 2012 and home sales values are officially in for September, completing the 3rd quarter of 2012.  Home values stayed in the upper ranges compared to the earlier part of 2012 which is great news for the market.  To reach a low of $290,139 in January of this year and to increase to $309,708 just last month shows that the market has made and can potentially be making a comeback. 

Inventory however is extremely low.  There just aren’t enough sellers out there for the amount of buyers who want to make a move in this real estate market.  The increase in home values could be the result of that fact.  We all know from basic economics that when supply is low, demand increases and when demand is high with a limited supply, the value of the product increases and that seems to be the case in this real estate market.  See this video clip we made for some more thoughts on that…

Now let’s study the graph.  Stock brokers analyze graphs every single day and try to make educated decisions on where they think the stock will go next based on the history the particular stock has performed in past months.  It’s a technique they use called TECHNICAL ALALYSIS.  I’m going to point out a couple of things to you on this graph that may give us some clues on what will take place in the coming months home value wise in Downey and surrounding areas.  Take a look at the horizontal red line resting on the crest of the graph around the peak of home values in April 2010.  That is a potential resistance area…Meaning that home sales hit a value of around $325,000-$327,000 at that point in time and could not break that point, bouncing right off of that threshold and going back down. 

Home values now in the past few months have risen and seem to be climbing back up and approaching that same area (value) they bounced off of in April of 2010.  This suggests that values in the coming months could at least climb slightly higher to the $325K-327K area they were in April of 2010.  If that’s the case we can potentially see the market in Downey and surrounding areas increase approximately another 6% which is great!  Now the more important question is, will values break that resistance of $325k-$327K?  Stay tuned to our page in the coming months and we will see together.  But for now please keep us in mind if you are thinking of buying or selling real estate.  We would love to work with you or anyone you know!  You can call Maria Palacios directly at (877) 883-1003.

Halloween Pumpkin Patch
Sunday, October 31st from 5 pm – 9 pm at the back lot of Barbara J. Riley Community and Senior Center (BJR). Admission is free and the event features free carnival games, costume contest for toddlers to adults, spooky crafts ages 2-6, glow walk and free popcorn, cotton candy, hot dogs, drinks to all in attendance. This event is co-sponsored by the City of Downey, Optimist and Soroptimist Clubs of Downey.

Halloween Haunt
Bellflower Theater will be transformed into the spooky pirate town of Port Royal for the Youth Cultural Arts Foundation's Halloween Haunt on October 17th and will continue each Friday, Saturday and Sunday through October 31st.
