Downey Street Fair 2012!

by Chris Gonzales

Hey Folks!  Well it’s that time of the year again…That’s right, the Downey street fair will be in full effect this Saturday April 28th and it’s going to be tons of fun!  We are going to have a booth there, handing out some of our new marketing material and raffling off 4, $25 Coffee Bean cards on the spot so please make sure to stop by our booth and fill out a ticket to be entered into the drawing.  Keep in mind that you will get the Coffee Bean cards on the spot if you win…None of this, “we will mail it to you,” or “you need to do this or that to redeem the prize.”  If you win you get the prize right there and then.  The best part is that there’s a Coffee Bean right at the end of the street fair on Brookshire and Firestone Blvd!  So you can go straight there and indulge in an extra large White Chocolate Ice Blended beverage if it’s hot, or a  hot tea (which would be the much healthier choice)…  The raffles will be held at 4 different times throughout the day.  The times are 10am, 12pm, 1pm, and 3pm.  Make sure to come and fill out a ticket before the raffle time or you’ll have to wait for the next round.  Come down and say hi to us, and enjoy everything the fair has to offer.   As with every street fair, there will be plenty of food, games, music, shopping, a car show, and did I mention FOOD!!!!  We hope to see you there!

Check out how real estate performed in the 1st 3 months of 2012

by Chris Gonzales

You must be dying to know how real estate is doing so far this year.  Well we’ve got answers for you.  We’ve got the first quarter of 2012 on the graph to your left and most importantly, we’re showing how real estate performed just last month.  Overall there has been a downtrend on monthly home sales since June of 2010 where the average monthly sales price was $326,450.  Other than the month of August 2011 where for some odd reason there was a huge spike in home values, values have been slowly creeping downward and we are now at an average sales price of $294,267 for the month of March.

We can’t say this enough…If you are able to buy DON’T WAIT ANY LONGER.  Just like any other type of investment, real estate works in cycles.  We are now at an extreme low point in our opinion and most likely the reason why is because we are in an election year.  Chances are that real estate can only maintain and go up from hear.  The fact is that currently prices are so low that you can practically own a home or condo having the same payment as one would have renting a home or condo.   Many people that we have spoken with always voice their opinion and dissatisfaction with how much rent they are paying every month with absolutely no tax benefits.  Right now simply is the BEST time to buy.

Contact us any time.  We are always able to help!  We must add that it is quite difficult to get in on a single family residence that is in the price range of $200,000-$250,000.  Most investors are buying those homes cash, and most sellers are wanting to take the cash offers because financing can be a little sticky right now for certain buyers.  We are in this business every single day so please contact us so we can council you on what is best for you.  We're seeing, listing, and selling homes in Downey and surrounding areas every day so nothing catches us by surprise.

Graph above is based on MLS data for the following cities:  Bell, Bellflower, Bell Gardens, Cerritos, Downey, La Mirada, La Habra, Long Beach, Lakewood, Montebello, Norwalk, Paramount, Pico Rivera, Santa Fe Springs, South Gate, and Whittier
