This is why home values are going up

home owners!  Everything that is taking place in the real estate market right now is in your favor!  First and foremost, everyone wants to live in Southern California.  While the rest of the country is experiencing heat wave after heat wave, tornados, and snow storms, Southern California is experience beach weather year round.  There’s no place like Southern California.  If you’re a seller that’s reason #1 you will always benefit by owing a piece of California real estate… Now to the numbers and figures further making my point that you are in a great position to make some money on your home should you decide to sell.  Check out the graph shown here.  The red color represents the active listing inventory entering the market per month for the past 4 years, and the blue represents the actual number of sold properties per month, also going back 4 years.  Notice the drop in Active listing inventory around July of 2011 until now.  Less and less homes come into the market as the months progress and listing inventory is now lower than it has been in 4 years and maybe even longer. 

The fact that there are fewer homes coming into the market for sale convinces us that home values are going up.  Less supply creates a higher demand, and when there is a higher demand for homes home values go up as well.  We see it every day.  Homes are getting offers far above asking price due to the bidding wars that are taking place by buyers.

Average Sales prices for the month of June went down slightly in Downey and surrounding cities.  This may be a surprise to some of you who may be wondering how this could be being that prices have been on the rise since the beginning of the year.  Rest assured that this adjustment is home values is completely normal.  Even when the momentum of home values is on the rise, there are always going to be months where the average makes a slight adjustment on the downside.  The momentum is still on the rise for home values although there may be a slowdown in how quickly prices will continue to rise.  We predict this slow down in momentum is partly the result of interest rates shooting up about a 0.5% in a fairly short amount of time.  This rise in rates will put a slight damper on some buyer’s purchase power therefore slowing down the rate at which properties rise. 

Know this though; values are still on the rise!  We are kind of experiencing a “mini bubble.”  We’ll talk a little more about the reason why values will continue to rise in the next section which mainly has to do with inventory.

You NEED to follow us on Instagram! Let me tell you why

We are on Instagram!  Some of you may be thinking, “well so what?”  Let me tell you why it’s now such a great tool for real estate.  For those of you already on Instagram, you know that there has been a recent upgrade that allows you to upload small 15 second video clips of whatever you want to film.  This is going to be HUGE for real estate in the coming years because now agents and even other people you may follow can now give you a quick preview of a home that is in your area and maybe in your price range. 

One of the great things about Instagram and this feature is that you can use #HASHTAGS to categorize your uploads.  Recently we listed a home in Downey, as soon as I came out of that home with a signed listing agreement from the seller, I took out my phone and gave all my followers a preview of the home and what was soon to be all over the MLS and all the public search engines.   I categorized it as follows using hashtags:  #Downey, #DowneyRealEstate, #DowneyForSale, #RealEstateInDowney, #BuyIt, #GreatDeal, #AvailableListing…  You get the idea.  Now my video will play and be seen by anyone that visits any of these category hashtags.  This is a great and smart way to search for homes. 

You see, the great thing about this is that if you are following me and you or someone you know just happened to be looking for a home in Downey.  You just got the opportunity to see a home before anyone else had the opportunity to.  You just saw a home that was for sale that didn’t even have a “for sale” sign on it yet.  Of course if the property peeked your interest you can drop us a message and we could help you from there.

Everyone loves fireworks!  Here's a map of all the locations you can go, and take the family and kids to see a wonderful fireworks display.  Places with addresses are below.  One other idea that you might want to try out seeing that there are so many Southern California fireworks shows going on is heading up to Mt, Wilson right off the 2 FWY up in the Altadena area.  One year we drove up there around 8 pm and we got to see almost every fireworks show in Southern California.  It's a great idea if you want to be a little adventurous!
